GULSHAN

Geographically, Gulshan is well-placed within Dhaka. To the south, it is bordered by Banani, known for its vibrant social scene. The north connects to Baridhara, another affluent neighborhood. To the east lies Badda, and to the west is Mohakhali, a key commercial area. This strategic location enhances Gulshan's appeal, making it a central hub for both living and commerce.

Whenever we hear about Gulshan, the first few things that come to our mind are: rich, luxury, expensive cars, and lifestyle, right?! If anyone pays their first visit to Gulshan now, they will definitely think this is not in Bangladesh. The classy, unique architecture of both residential and commercial buildings, the well-maintained roads, the balance of greenery, the gorgeous cars, the modern billboard and screen advertisements, and the rich lifestyle of the residents – everything amazes us. Even when foreigners visit Gulshan, they are often surprised by how developed this neighborhood is. This area boasts an excellent blend of bustling commercial and serene residential environments.

The total area of Gulshan is 8.85 square kilometers (3.42 square miles). According to the 2011 census, the Gulshan Thana, which includes ward 18 and a part of ward 19, has a population of 253,050.

Gulshan's transformation over the past few decades from a purely residential area to a mixed-use hub reflects the broader urban development trends in Dhaka. This evolution underscores the neighborhood's significance within the city's ever-expanding landscape.

Naming history

The land where Gulshan now stands was once known as Bhola Gram, a peaceful village surrounded by fields and water bodies until the 1960s. This tranquil village, characterized by its lush greenery and serene environment, was home to farmers who migrated from the coastal district of Bhola. They led a simple life, fishing in the lakes and canals, and cultivating the fertile lands.

The transformation began in 1961 when G.A. Madani, the head of the Dhaka Improvement Trust (DIT) (now RAJUK), envisioned a modern residential area for Dhaka. Inspired by the affluent neighborhood of Gulshan in Karachi, Pakistan, Madani proposed the Gulshan Model Town. The name "Gulshan," which means "flower garden" in Persian, was chosen to reflect the envisioned elegance and charm of the new development.

At that time, Bhola Gram was quite distant from the main city of Dhaka, making it an ideal location for a planned, upscale residential area. The project aimed to create a serene and sophisticated neighborhood, distinct from the hustle and bustle of the city center.

During the development, the area was upgraded to a union and later became a municipality. The establishment of a police station in 1972 marked the growing significance of the area. The vision for Gulshan was to replicate the sophistication and tranquility of its namesake in Karachi, transforming the rural Bhola Gram into a garden of urban prosperity.

Despite these changes, traces of Bhola Gram remain. Two notable remnants are the Gulshan Jame Mosque, formerly known as the Bhola Jame Mosque, established around 1875, and the Bhola Govt. Primary School, which now stands in Badda. The mosque’s signboard on Gulshan Avenue still bears the old name, serving as a testament to the area's rich history.

Thus, the name Gulshan was not only a nod to the lush, green landscape but also a symbol of the planned urban sophistication. This strategic renaming and development laid the foundation for what would become one of Dhaka’s most prestigious neighborhoods, blending its pastoral past with a vision for a prosperous future.

Quality of Life

The social fabric of Gulshan is woven with members of the high-class society, including business magnates, diplomats, expatriates, and prominent local figures. These residents enjoy a lifestyle marked by comfort and convenience, with access to exclusive clubs, gourmet restaurants, high-end boutiques, and top-tier educational institutions. The cultural scene is rich, with frequent social gatherings, art exhibitions, and cultural events that add to the neighborhood's allure.

However, Gulshan's population is not solely comprised of the wealthy. The area also attracts a significant working class, including office workers, domestic help, and service providers who commute daily to support the bustling commercial activities. These individuals are an essential part of Gulshan's ecosystem, contributing to the neighborhood’s dynamic economy and vibrant daily life.

Gulshan accommodates a wide range of socioeconomic backgrounds. For instance, there are "tong" shops – small, street-side stalls – that offer affordable food options, ensuring that everyone, regardless of their financial status, can find something to satisfy their hunger. These establishments highlight the neighborhood's inclusivity, providing essential services for both the working class and residents.

Commercial Hub

There was a time when Motijheel was the undisputed commercial hub of Dhaka, bustling with banks and corporate offices. However, over the years, the commercial landscape of the city has shifted dramatically. Today, Gulshan, along with its nearby areas like Banani, has emerged as the new center of business activities.

When Gulshan and Banani were initially planned, they lay at the periphery of Dhaka. As the city expanded, these neighborhoods found themselves centrally located. Gulshan is now strategically positioned: Uttara and Bashundhara R/A lie to its north, Motijheel and Puran Dhaka to its south, Dhanmondi and Mohammadpur to its west, and Banasree and Aftab Nagar to its east. This central positioning has been a key factor in transforming Gulshan into a bustling commercial area.

A significant aspect of Gulshan’s rise as a commercial hub is its status as the diplomatic center of Bangladesh. The majority of foreign embassies are located in Gulshan, Baridhara, and their surrounding areas. This has made Gulshan a preferred residence for expatriates, further boosting its commercial appeal. In response to the presence of embassies and foreign nationals, numerous offices, banks, and institutions have established themselves in Gulshan.

Many local and multinational companies have chosen Gulshan for their headquarters. These include prominent names such as Nokia, Banglalink, Standard Chartered Bank, Procter & Gamble, GlaxoSmithKline, Reckitt Benckiser, Mahindra & Mahindra, Siemens, Adidas, Ericsson, Coca-Cola, PepsiCo, and Microsoft. This concentration of corporate offices underscores Gulshan’s significance in the business landscape of Dhaka.

Gulshan is also a retail haven, boasting around 45 boutiques, markets, and shopping centers. Notable megastores like Shwapno, Agora, Aarong, Unimart, Meena Bazar, and Lavender cater to the diverse needs of residents and visitors. Shopping malls such as Shopper’s World, Pink City, and ABC Shopping Complex offer a plethora of retail, dining, and entertainment options.

This vibrant commercial activity, combined with its strategic location and diplomatic presence, has solidified Gulshan’s reputation as the leading business district in Dhaka.
